Nesto's latest market outlook for Ottawa's 2026 real estate landscape presents a cautiously optimistic picture, one with meaningful upside but real constraints that shouldn't be glossed over.

The Forecast in Brief

Ottawa home prices are expected to rise modestly in 2026, in the range of 2% to 4% by year-end, according to the report. That's a meaningful improvement over 2025's relatively flat performance, but far below the double-digit growth years of 2020 through 2022.

The primary catalyst is interest rates. The Bank of Canada cut its policy rate multiple times through 2025, and the rate environment heading into 2026 is meaningfully more favourable than it was 18 months ago. Lower rates translate to improved affordability and, typically, more buyer activity.

The Mortgage Renewal Wildcard

One of the key risks the report flags is the mortgage renewal cycle. A significant cohort of Ottawa homeowners took on mortgages in 2021 at rates around 1.5% to 2%. Many of those are five-year terms, meaning they come up for renewal in 2026. Renewal at current rates, even with recent cuts, will mean meaningfully higher monthly payments for these households.

Some will absorb the increase comfortably. Others may be forced to sell, adding inventory and tempering price recovery.

First-Time Buyers: Window of Opportunity

For first-time buyers, the current Ottawa market represents a better entry point than at any time since 2019. Prices have corrected, sellers are more flexible, and the interest rate trajectory is downward. The report recommends buyers in stable employment act in the first half of 2026, before a potential tightening of conditions if rate cuts accelerate buyer demand.

Ottawa's Fundamentals Are Sound

Ottawa benefits from strong fundamentals that many other Canadian cities lack: a diversified economy, strong educational institutions, consistent population growth, and a relatively constrained housing supply in desirable central neighbourhoods. These factors underpin the long-term case for Ottawa real estate even through near-term headwinds.
