Ottawa is in the midst of a significant construction boom concentrated along LRT corridors, in former industrial lands, and in established suburban communities. Understanding what is being built, and where, matters whether you are buying, renting, or simply watching how the city evolves.

Lebreton Flats

Lebreton Flats is Ottawa's highest-profile redevelopment site. After years of delays following the collapse of the original RendezVous LeBreton proposal, the Ottawa Sports and Entertainment Group's plan for a mixed-use development including a new arena, residential towers, and retail is advancing. The first residential phases, including units already occupied in the Zibi community, represent Ottawa's largest urban regeneration project since the market development of the ByWard Market area decades ago. Approximately 1,400 units are expected to complete in Lebreton/Zibi by end of 2026.

Preston–Carling Corridor

The Preston–Carling intensification node has seen the most concentrated development activity in the city. Claridge, Richcraft, and several other developers have completed or are near completion on more than 15 tower projects along this corridor over the past decade. The newest phases, including buildings in the 30- to 40-storey range, are adding significant supply to a corridor that remains popular with federal employees due to proximity to Tunneys Pasture federal campus.

Barrhaven

Barrhaven's expansion continues along Strandherd Drive and into the Stonebridge and Half Moon Bay communities. Approximately 2,500 low-rise housing units, primarily townhouses and semi-detached homes, are under construction in Barrhaven's newest phases. The anticipated LRT extension to Barrhaven has accelerated developer interest, with new mixed-use proposals near future station locations already in the planning pipeline.

Kanata West

Kanata West is developing as a new urban node with mixed residential and commercial uses tied to the expanding technology employment base. Higher-density product, stacked townhouses and mid-rise condos, is emerging alongside Kanata's traditionally low-rise housing stock, representing a meaningful shift in what the suburb will look like by 2030.

Greystone Village

Grounded in the former industrial lands of Old Ottawa East along the Rideau River, Greystone Village is a boutique mixed-use development by eQ Homes that continues to attract buyers who want a village feel within a short bike ride of Lansdowne Park and Old Ottawa South. Remaining phases are selling at $500,000–$750,000 for townhouse-style units.

Ottawa's construction pipeline will bring approximately 9,000 new units to market in 2026, below the 10,000 annual target but still among the highest volumes in the city's recent history.
