Ottawa Spring Real Estate: A First-Time Buyer's Guide

Spring is historically the busiest time in Ottawa's real estate market, and 2026 is shaping up to continue that pattern. For first-time buyers who have been watching from the sidelines, the next few months offer both opportunity and competition.

Here is what you need to know to navigate Ottawa's spring market as a first-time buyer.

What to Expect in Ottawa's Spring Market

In a typical Ottawa spring, inventory rises as sellers list their homes after the winter, and buyer activity picks up simultaneously. This often creates more choices for buyers but also more competition for desirable properties.

Ottawa's housing market has experienced significant price appreciation over the past decade, though the rate of increase slowed with the interest rate environment of recent years. As rates begin to ease, more buyers are expected to re-enter the market, increasing competition particularly in the $500K-$700K range that tends to attract first-time buyers.

Key Programs for First-Time Buyers in Ottawa

First Home Savings Account (FHSA). The FHSA allows first-time buyers to contribute up to $8,000 per year (lifetime maximum $40,000) in a tax-free account specifically for a home purchase. Contributions are tax-deductible and growth is tax-free. If you have not opened one yet, do it now.

RRSP Home Buyers' Plan. First-time buyers can withdraw up to $35,000 from their RRSP ($70,000 for couples) tax-free for a home purchase, with 15 years to repay.

First-Time Home Buyer Incentive. A shared-equity mortgage program offering 5-10% toward your purchase in exchange for a shared equity stake.

Ottawa Neighbourhoods to Watch

For Ottawa first-time buyers, neighbourhoods like Gloucester, Barrhaven, Orleans, and parts of Kanata often offer better value than downtown and the Glebe while still providing good transit access and community infrastructure.
