The Canal Premium
Real estate agents active in the Glebe and Old Ottawa South estimate a canal view or direct proximity adds 10–20% to comparable properties without that positioning. A two-bedroom condo on Colonel By Drive with direct canal views can command $700,000 to $850,000, while equivalent product two blocks east might sell for $575,000 to $650,000. The premium is durable. It has persisted through the 2022–2024 correction while other segments saw sharper declines.
The Glebe
The Glebe is Ottawa's most established premium neighbourhood. Victorian and Edwardian homes line its streets between Bank Street and the canal, with a walkable commercial strip and Lansdowne Park anchoring the community. Condo options are limited, largely boutique low-rise buildings, and demand consistently outstrips supply. Single-family detached homes on the west side of the Glebe facing the canal regularly sell above $1.5 million.
Old Ottawa South
Old Ottawa South offers a slightly more affordable entry point into canal-adjacent living. The community is quieter and more residential than the Glebe, with its commercial anchor along Sunnyside Avenue. Proximity to Carleton University brings some student rental demand, but owner-occupant families dominate the neighbourhood. Detached homes range from $950,000 to $1.4 million.
Dow's Lake and Preston Street
The Dow's Lake area at the canal's midpoint offers a different character, more mixed-use, with Bronson Avenue's commercial strip nearby and the Preston–Carling condo corridor to the north. Several condo buildings offer direct Dow's Lake views. This area attracts buyers who want canal proximity at a lower price point than the Glebe, with units typically priced $50,000–$100,000 below comparable Glebe product.
Seasonal Appeal
The canal's UNESCO designation and its status as the world's longest naturally frozen skating rink make it a genuine global landmark. Properties along Colonel By Drive are literally metres from skaters in winter and cyclists in summer. This year-round recreational appeal underpins the canal premium and gives it a durability beyond typical view premiums. In Ottawa, the canal is as much a lifestyle purchase as a real estate one.
